A renovated townhouse at 19 East 61st Street has just been re-listed asking $40 million, per StreetEasy records.
The townhouse has been on the market since 2014, when it was first asking $65 million. Since then, it has dropped its price and switched brokerage firms a few times. The project’s development firm, Extell, initially tried to sell it as a “white box” (i.e. completely empty without even a toilet) using their in-house sales team, and then later tapped Paula Del Nunzio of Brown Harris Stevens to list the home for $37.5 million. Now, it’s with Sotheby’s Nikki Field, who has priced it at $40 million.
The listing notes that the nearly-10,000-square-foot home can be completely customized to fit whatever specifications work best for you; it currently has an elevator, a Clive Christian kitchen, two fireplaces, terraces and a roof deck.
It also comes with access to all of the amenities of the Carlton House apartment building next door, which is part of the same development. That includes use of the 65-foot pool, the concierge service, the steam room, game room and even the doorman.
LLNYC toured the townhouse last year when it served as the Kip’s Bay Decorator’s Showhouse (it was then asking $49.5 million). This year’s show is happening at the former China Institute headquarters at 125 East 65th Street — which is also on the market for $29.5 million.
